The 620 Line. The Door Opens. The Price Is Still The Price.

Six-twenty is the most famous number in lending — the conventional mortgage floor. Clearing it gets you a yes. What nobody explains is that 620–639 is also the most expensive tier on the conventional pricing grid, which is why the smart 620 file treats the floor as a checkpoint, not a finish line.

The short answer

A 620 credit score clears the conventional mortgage floor and opens near-prime auto tiers — at the grid's heaviest price adjustments. Every twenty points above 620 steps down a pricing tier, so forty points is routinely the difference between two mortgage tiers. The 800 Club's members work that forty-point climb on purpose; the free strategy call shows where yours starts.

The Floor

What 620 Actually Unlocks.

Conventional (Fannie/Freddie) mortgages floor at 620, many auto lenders’ near-prime tiers start here, and personal-loan shelves open that were closed at 600. It’s a real door. The approval, though, comes with the grid’s heaviest loan-level price adjustments: on the same mortgage, a 620 file pays materially more in rate or fees than a 660 file, and far more than 740.

Mortgage insuranceUpfront + annual, usually for the life of the loanPMI, cancellable once equity builds

That’s the 620 paradox: the conventional door opens exactly where FHA is often the better deal. If the purchase can wait a few months, the math flips fast.

The Forty Points

620 To 660 — Where The Grid Relaxes.

Every twenty points above 620 steps down a pricing tier. What usually holds a 620 file: utilization in the 30–60% range, one late inside its two-year heavy window, a collection nobody challenged. Utilization reports new in a cycle; the records move on disputes. Forty points here is routinely the difference between two mortgage tiers — no other few-month project pays like it.

The Runway

If You’re Buying Inside Twelve Months.

Twelve months out: dispute errors across all three bureaus (mortgage underwriting reads all three and takes the middle score). Six months out: utilization to single digits, no new accounts from here. Ninety days out: freeze the file’s motion entirely. A file with records in play at all three bureaus and a closing date on the calendar is the exact case where done-for-you repair pays for itself in the rate.

Straight Answers

Asked Constantly — Answered Once.

Can I buy a house with a 620 credit score?

Yes — 620 is the conventional floor, and FHA has lent below it for years. The honest caveat: 620–639 carries the steepest pricing adjustments on the conventional grid, so at exactly 620 an FHA loan is often the cheaper payment. Lenders add their own overlays too, so two quotes can differ on the same program.

Is 620 a good credit score?

It is fair — below the U.S. average, above the subprime band, and sitting exactly on the most important floor in lending. Approvals are common at 620; good pricing is not. The band’s value is what it is close to: forty points changes the mortgage tier, the auto tier, and the card shelf.

How do I get from 620 to 680?

For most 620 files: utilization to single digits by paying before statements cut, a dispute round on any late mark or collection that is wrong or unverifiable, and no new applications until the climb is done. Utilization moves in a cycle or two; records move on 30-to-45-day dispute cycles. Pull all three reports and name which one you are fixing.
